If you would like a free no obligation meeting about your plans then please contact us either by phoning us or e-mailing us and we can visit you at a time that best meets your needs. During an initial meeting we would first of all listen to your ideas on the improvements you would like to make to your property then discuss how this can be materialised. We will sketch out design ideas with you there and then to gain as much information from you so we can  design the project for you. If you are happy with what is discussed and you would like to go ahead with the plans we will then undertake a full survey of your property both interior and exterior. We will also take photos of all elevations to help with the design process. These will then be used to produce the existing drawings of your property.

We will then go away and draw up your plans on a professional CAD package ready for your approval and subsequent planning application. This by no means will be the final drawings. If you would like any changes to the planning drawings at this stage this is not a problem as our prices are set from the initial quote. All subsequent changes you would like to make are covered by the price (no nasty additional costs). The drawings usually take 3 to 5 days depending on the complexity of your existing property and proposed designs (any subsequent changes you may want to make will add to this time frame but as the main drawing is done and we use CAD these changes will be made very quickly).

Once we have submitted and received approval from the council for planning permission we will then draw the building regulation drawings. This typically includes all specifications and cross sectional drawings. TD Design and Planning does not undertake structural calculations but we do have structural engineer contacts which we can procure quotes from for you. This may be needed, for example, if you are planning to make any new structural openings. 

Once the building regulation plans have been completed it is then time to submit for building regulations approval. TD Design recommends the use of a Private inspector but this can be discussed at our initial meeting with you.

Fees are paid to TD Design in 3 parts. You will pay a 25% on commencement of the project. The remaining planning fee will be paid when the planning application is submitted. The final fee you will pay to TD Design and planning is the building regulation fee. Please see typical fees on this page for an idea of the cost of your project plans.
