Most types of building work require building regulation approvals and is different to planning permission. Regulations on building work are put in place to maintain, health, welfare and convenience of people in and around buildings, as well as further the conservation of fuel and power, protect and enhance the Environment and promote sustainable development.

The two types of approval are:

 

Full Plans Approval: This application includes plans, specifications, and where necessary structural calculations. These are checked in advance and if satisfactory approved by the council. The advantages of this are that you have approval before you start work.

Building Notice: A building notice is sent to the council at least 48 hours prior to commencement of work on site. Full plans are not needed with this method just a site plan sent to the council. The advantages of this method are you can start work sooner and full plans are not needed to be drawn up saving more time.

 

Here at TD Design and Planning we believe that the full plans approval is the route to follow. This method gives you the piece of mind of having approval before commencement of work and minimises the risk of additional cost down the line.

We also recommend using a private inspector over the council inspector as we believe their are great benefits to you as the homeowner. This is something that can be discussed with you at out first meeting.
